How to compare pest-control quotes without missing the small print

Write one brief for your property

Start with the pest or signs you have noticed, the affected rooms and your Dubai area. Say whether the property is an apartment, villa, office or another business. Include earlier treatments and whether activity has returned.

Use those same details when comparing quotations. A quote for a kitchen and a quote for an entire apartment are not equivalent, even if both are described as pest control. Ask each provider to identify the exact areas included.

Understand the starting option

City Dreams offers a Basic option from AED 99 covering treatment of one specific room, one visit and a three-month warranty. It is a starting scope, not a whole-property price. The appropriate work and final quotation depend on the client’s needs.

Ask which pest is covered, what preparation is required and which warranty conditions apply before confirming. A warranty period does not mean unlimited treatments for every pest or every part of the building.

Compare Basic, Standard and Premium by scope

Basic starts with a focused room treatment. Standard can be quoted for multiple agreed areas, while Premium can be discussed as a tailored annual arrangement. The names alone do not set a universal number of visits or a fixed scope for every property.

Request the actual covered areas, pests, visit schedule and total quotation. For an annual contract, ask how planned treatments and requests about new activity are handled. Keep the agreed schedule so there is a clear reference throughout the contract.

Clarify repeat treatment and warranty

City Dreams return visits are for repeat treatment where required and agreed, rather than routine visits simply to check whether cockroaches are present. Ask what you should report if activity continues, how the request is reviewed and when a return treatment is chargeable.

Do not assume that work in a new room, a different pest or an adjoining property is covered by the original booking. Warranty exclusions and eligibility should be confirmed with the team in the quotation.

Keep separate work visible

Cleaning, building repairs, closing gaps and access to common areas may need separate arrangements. Ask which tasks belong to the pest-control scope and who is responsible for the others. A lower quote that omits necessary work can be harder to compare than it first appears.

• Number of visits and any agreed schedule.
• Preparation, aftercare and re-entry instructions.
• Warranty conditions and repeat-treatment charges.
• Any additional charges and the final amount payable.
